Electrical work in Washington
Most electrical work in Washington, DC comes back to rowhouse services that have been extended for decades to carry central air, new kitchens and finished basements. About a third of the homes were built before 1940, and DC's summer heat and sudden downpours put both the cooling load and the basement equipment under regular strain.
Service capacity drives almost every project in the District. A row on its original service can't take a heat pump, an induction range and a charger without an upgrade, and because the houses sit wall to wall, the meter location and the route for a new mast all have to fit a narrow front. Working out access can take as long as pulling wire.
Summer puts cooling on circuits that were never sized for it and sends storm water into basements, where the panel usually sits at the bottom of the stairs. Winter is quieter but brings space heaters onto pre-war wiring. Panel replacements, new circuits and rewiring need a permit and inspection through the Department of Buildings.
With old and new houses side by side, an electrical inspection tells you which kind you have. Older ones usually lead to home rewiring; newer ones to an electrical panel upgrade when you add load.

When to call urgently
- A burning smell near outlets, switches or the panel
- Visible sparking, arcing or scorch marks
- A shock from an appliance, switch, faucet or fixture
- Water reaching outlets, the panel or wiring
- A breaker that will not stay reset, or a panel that is hot to the touch
Local conditions
What do electricians get called for in Washington?
We cover Capitol Hill, Columbia Heights, Petworth, Shaw, Anacostia and Georgetown, along with the rest of the ZIP codes listed below.
Rowhouse services past their limit
A row built for lights and an icebox now runs air conditioning, a modern kitchen and often a basement apartment off the same service. That upgrade has to come before anything else.
Knob-and-tube and cloth-covered wire
Pre-1940 wiring survives in the walls and ceilings of older rows. It fails at splices and boxes, and insurers ask about it when a house changes hands.
Water at the bottom of the basement stairs
Summer storms overwhelm drains and reach the panel, the sump circuit and finished basements. The panel is usually the first thing the water finds.
Turning a basement into a rental
A legal basement unit adds circuits, egress lighting, a bathroom and often a second meter, and the existing service is usually what holds it up.
Window units on old circuits
Older rows lean on window and through-wall units, and the first sticky week of summer brings warm outlets and breakers that won't hold.

Available in Washington
Which electrical service do you need?
Is the old wiring in my Washington house safe?
It depends on its condition more than its age. A licensed electrician checks the splices, the grounding and the panel, tells you which circuits need replacing and which can stay, and you'll have an estimate first.
What does electrical work cost in Washington?
It depends on what the house needs. In a pre-1950 home the big jobs are a rewire and a service upgrade, priced on how many circuits there are and how much wall and ceiling has to be opened. A single repair costs far less. You'll know the price first, and you only pay for work you agreed to.
Can I get an electrician in Washington at night or on a weekend?
Yes, for anything urgent. Our line is answered 24 hours a day. Tell us what's happening and we'll get a licensed electrician out who takes after-hours calls. Nights and weekends usually cost more than a weekday visit.
